New Fort Lauderdale Condos are worth More

There are many condos that are new or under construction in Fort Lauderdale, Pompano Beach and other Broward County cities.  If you are searching to find a new construction condo for sale in South Florida, you can expect a little higher price than comparable older condos for several reasons.

Reason 1: The main reason that new construction condos in South Florida cost more than older condos is appreciation, and the fact that most things cost more today than they costed 5 or 10 years ago. This includes land, wood, concrete, electric & plumbing supplies, appliances, and all of the labor that goes into constructing a condo in our area. Take just the cost of land. In some instances condo developers are forced to buy property that was being used by others for residential purposes, which means that the cost is going to be higher. The Developer will also have to pay all of the carrying cost while they get all of the approvals, site plan approvals, and building permits.

New Construction Condos have More Stringent Building Codes

Reason 2: Condos that are constructed in South Florida are built under building standards that are a lot more stringent that the codes that were in existence several years ago, and this includes upgraded windows, roofs, doors and other areas of the buildings.  In addition, if you compare condo build 20 years ago versus condo in Fort Lauderdale built today, you will notice things like higher ceilings which adds a lot to the overall construction costs of the condos for sale

New Construction Condos have Superior Amenities

Reason 3: The Amenities that are being offered by developers of South Florida New Construction condos are simply superior to the amenities that were offered in the past. The pools and decking generally are superior and include spas and hot tubs. The weight rooms usually have first class equipment including internet and TVs. Even the elevators are more sophisticated and are integrated with cameras throughout the building and parking areas.

Reason 4: The overall quality is superior. If you are searching, looking and comparing new construction condos in Fort Lauderdale or any other area, you need to compare apples-to-apples. This means that you need to look at the quality of the flooring, including comparing the subflooring, the quality of the appliances, the fixtures, cabinets, sinks, doors, windows, and all of the common areas.

We looked at a recent ad that is being run by Sky 230 in Lauderdale by the Sea, and the add is entitled ”5 Important Ways SKY 230 is Built to Withstand a Major Hurricane”. Then they go on to describe how the developers of SKY 230 Condos are built with an 8” Concrete roof structure which not only keeps residents safe in a storm, but it also lowers the cost of property insurance. The article or add then goes on to say ” The importance of having solid poured concrete block construction, concrete roofs, highest grade hurricane impact windows available, and truly superior construction all around was definitely highlighted during this storm. “

These are most of the benefits that are very obvious from the new construction condos in the South Florida area. There are others!!!!
