2 Bedroom vs 3 Bedroom Condos: Fact vs Fiction

2 Bedroom and 3 Bedroom Condos in South Florida, Fact and Fiction

Whether you are buying for long term living accommodations, or for a short time stay with intentions to re-sell in the future, there are factors that you need to consider when deciding to buy a 2 bedroom or a 3 bedroom condo. Since condos being purchased may be used as a home and office, more and more buyers are searching for 3 bedroom condos as an alternative. Most of the condos built  prior to 1980 did not include 3 bedroom condos.

Fiction #1:  Like houses, larger condos sell for less than smaller condos on the price per sq. ft.

Fact #1: In the Pompano Beach area, the average price per sq. ft. of a 2 bedroom condo was $264, and the average price per sq. ft. of a 3 bedroom condo was $326.

Reason(s): Most condo buildings that have 3 bedroom condos tend to be newer. The condos also have superior amenities, and the units include washer & dryers, large bathrooms and kitchens.

Fiction #2: Because they are more expensive, 3 bedroom condos take longer to sell than 2 bedroom condos.

Fact #2: On the average, 2 bedroom condos took 122 days to sell, while 3 bedroom condos took 73 days to sell.

Reason(s): There are a lot fewer 3 bedrooms on the market, and many buyers today need that extra bedroom for an office or because their life style simply demands more room. 

Fiction #3: Because a normal bedroom is about 12 ft. by 12 ft. (144 sq. ft.), 3 bedroom condos are about 10-20% larger than 2 bedroom condos.

Fact #3: The average 2 bedroom sold was 1,227 sq. ft.  The average 3 bedroom sold was 2,110 sq. ft., which means that the 3 bedroom condos are over 70% larger than the 2 bedroom condos.

Reason: Most 3 bedroom condos are newer than the 2 bedroom condos on the market, and ALL rooms tend to be larger, including kitchens, master baths, and living areas.

Fiction #4: Only Luxury Condos include 3 bedroom condos.

Fact #4: There are plenty of 3 bedroom condos for sale in all price ranges.  In the Fort Lauderdale area alone, there are over 300 three bedroom condos for sale starting at a price of under $125,000 CLICK HERE TO VIEW CONDOS.

As you can see, there are a lot of advantages to purchasing a 3 bedroom condo if you are in the market.
