If a Continuing Resolution (CR) to fund the federal government is not passed by Congress and signed by the President by midnight on December 21, 2018, a partial shutdown of some government operations will occur. This partial shutdown would include some federal housing and mortgage programs. The information below is based on NAR staff review of agency contingency plans for the current shutdown and experience with previous shutdowns.

Flood Insurance: An extension of the National Flood Insurance Program (NFIP) is currently attached to the CR. Without an extension, NFIP cannot sell flood insurance policies after midnight on December 21. Existing policies will not be affected until 30 days after their renewal date. National and Florida long-term mortgage rates fell this week to their lowest level in three months, an inducement to prospective homebuyers in a haltingly recovering market.

Continued steep declines in the stock market pushed home borrowing rates lower, although they remain much higher than a year ago. Mortgage giant Freddie Mac said Thursday the average rate on the benchmark 30-year, fixed-rate mortgage dropped to 4.63 percent from to 4.75 percent last week. The key rate stood at 3.93 percent a year ago.

The rate on 15-year fixed-rate loans fell to 4.07 percent from 4.21 percent the previous week.

Florida Condo Insurance is going up in 2019 according to the experts.

Two things in Florida that will increase in 2019 is the average age of residents, and the cost of home insurance, and this includes condos.

In 2018 there are reports that over 85,000 homeowners have been dropped by their insurance companies, and these homeowners are forced to find alternative coverages which are typically more expensive. According to the experts, this will affect all types of insurance coverages, including condos and co ops around the State of Florida.

Actually, Keller Williams is ranked #2, ahead of Google and Visa, and last year KW held the Top Spot on the list.

Keller Williams came in second place with an overall score of 3.997, an average salary of $40,000, and CEO John Davis earned an approval rating of 94 percent. Last year, the company was No. 1 with an overall score of 4.483 and a CEO approval rating of 100 percent and an average salary of $50,000.

This is a question we are asked frequently:  Do I need to Re-apply each year?

Answer: (In Broward County)  No. Each January, Broward County mails a Renewal Receipt/Change Card to every Homesteaded property owner in Broward. If there are NO changes to the use and/or ownership of the property, simply keep the card as your receipt that you were automatically renewed for another year. However, if there are changes, please mark the Change Card accordingly and return it to their office. If you live in a county other than Broward, you should contact the County Property Appraiser's office to confirm their proceedure... 

The above of course assumes that you have previously applied for, and were accepted for, Homestead
