How to Sell your Condo in a Declining Market

Selling your Condo during a declining market can be tricky & sometimes a little discouraging.

If you are in a position where you want to sell, I’m here to help ensure you still have a successful sale, as quickly as possible and for the highest price. As an experienced real estate professional, I know a thing or two about how to sell in a declining market. Here are some of my rules for success when selling in a declining market:

Be realistic about the list price. Sellers can get stuck on the idea of getting a price they remember before the market began its decline. You want to get the best price you can, which is not likely to be the price you would’ve gotten when the market was hot. In a falling market, selling your home quickly is important because the market might get worse.

Know your competition. Your home is in competition with other homes in your area. In a hot market, there is less competition. In a cooling market, buyers have a much greater selection. So, it’s important to promote the desirable features (and amenities) that distinguish your home from its competition, to optimize its visual appeal, and to employ an effective and multifaceted marketing strategy.

Little things matter. In a weak market, buyers can be more demanding. There are things you can’t do anything about — like selling a home that doesn't have the best view. But you should eliminate any defect that you can without breaking your budget. That means painting and fixing broken hardware, etc.

Make it easy for buyers to imagine themselves living in your home. When you list your home for sale, it changes from “your home” to “the home you want someone else to imagine as theirs”. It’s easier for potential buyers to visualize themselves as the new owners if you depersonalize your home - remove family photos, knickknacks, and personal clutter. Focus on making every room clean, bright, and ‘airy’ – even if you need to put some furniture & belongings in storage. Doing this will make your home look bigger and more enticing.

Don’t lose a sale over the cost of minor repairs. In a tough market, buyers may demand a list of repairs after the home inspection, even if the home is in good shape. It’s disheartening, but they know they have leverage, and want to squeeze you a bit more. If you have a solid offer for a good price, don’t let it fall apart over the cost of minor repairs.
