Luxury Condos for sale in South Florida

If you are looking for a Luxury Condo in South Florida, there are plenty to choose from.

Most of the Luxury Condos have 2 things in common: Luxury & Water. When you are looking at waterfront condos, you would normally expect to pay more, but when you are looking at certain oceanfron condos, you are going to pay a lot more. The areas in Broward that are the most sought after are the areas directly on the Ocean, and the closer to Las Olas Blvd, the more expesive the condos seem to be. 

When you are looking at the Luxury condos in the South Florida area, there seems to be 3 major categories: Condo Hotels, New Luxury Condos, and All others. Condo Hotels are not new ideas, but the concept seems to be expanding across the country. The benefit for owning a condo hotel is that you can generate cash flow during the periods which you are noy using your condo, and this cash flow could offset a major portion,if not all, of the carrting costs of the condo. The carrying costs will include the taxes, condominium maintenance, and even your interest costs. The downside is that you cannot use your condo as much as you may like to. Some condo hotel operators will have a minimum of number of days that you must put the unit in the rental pool in order to qualify for the rental program, and some may even restrict the precious winter months, because the operators know what makes the most income. The rates that are charged by operators of the condo hotels vary depending on the property, the name brand, and the program that you choose. In some situations, your rate that is charged could be over 50% depending on the level of service that you expect. There are also private companies that offer the same, or similar services. Don't forget that this is becoming a very competitive area, and not only are major hotels your competition, but there is trip-advisor, and all of the companies like VRBO, AIRBNB, and Craigslist.

The second category of Luxury Condos in the South Florida area is the New Construction Condos. The reason they are in their own category, is the lever of luxury and amenities (and the price).

Don't forget that the best way to really find out info about all of these condos is to ask a Professional Real Estate Consultant. There are Realtors around that will do your homework for you, and thay will let you know what inventory is available, and what you can expect as far as amenities with each of the projects. These Realtors get paid by the Seller, so don't hesitate to ask as many questions as possible, and see as many units as possible.
