Things You Should Never Say When Selling Your Home

Home sellers also come down with some bad cases of foot-in-mouth disease. They can put potential buyers on the defensive—and the transaction at risk—by saying the wrong thing. Of course there are details you have to disclose to buyers (potential natural hazards, termites, roof leaks), but you shouldn’t feel like you need to confess your entire history in the house to all buyers.

For example, Don’t ever tell prospective buyers, “We always wanted to fix/renovate that, but we…” That only alerts the buyers to more potential costs. They might not have even thought of making a change, so why plant the idea if they are looking at your home as their castle?

Another thing that you should never tell a buyer is that another buyer was looking at your home, and they were the pickiest buyers ever and they found so many little things wrong with your home, and you are GLAD that they did not buy your home. What good does this do other than to alert the new prospective buyer that there are a lot of potential things wrong with your home. Buyers are going to do inspections, and yes they will find little things wrong with your home on their own. 

Telling your buyers what is wrong with your house is one thing, but telling them what is wrong with the neighbor's house is another, Suppose that your neighbor has had a chronic problem with cracks in their floors and you decide that these problems are a good talking point with a prospective buyer. If the prospective buyer thinks that this could be because the lots on your block were built on unstable soil, this could be a reason for them to look across town. Things like your neighbor never cuts his lawn when he goes on vacation, sometimes doesn't clean his pool, leaves his garbage can on the curb for days, invites friends over and they park in all of the neighbors lawns, has an occasional poker game until 3 am, plays the drums, and even that your neighbor has mental issues, are things that you are not required to disclose, and if your realtor was dealing with potential buyers, your realtor would not even know these matters, and would not disclose them if they were aware of these type issues.

If you are a person that normally talks a lot perhaps you should consider letting your realtor doing your talking for you.
