Condo owners in Florida usually have property insurance coverage, as do condominium associations. After a covered event, how do you decide which insurer must pay?

Question: I am an owner of a condominium in Florida. There was recently a fire in an adjoining unit that caused damage to my unit. What is covered by my insurance policy versus the condominium’s insurance policy? 

Answer: Generally speaking, the condominium association insures your building and the common elements of the building under an insurance policy, typically called the master policy. As a general statement, master policies cover the basic building (i.e., the walls, roof system, flooring, elevators, etc.) and not items associated with the individual units.

If you own a home  (House, townhouse , condo, mobile home) and qualify for homestead exemption in the State of Florida, you can still apply for homestead exemption.

The timely deadline to apply for any 2022 exemption was March 1; however, applicants can still late file until September 19, 2022. Negotiating After Your Home Inspection

You have gone through the sale process, and finally got the Seller to agree to a price. You have signed an “AS-IS” Contract. The Home inspection is completed, and there are several issues, some are “Nickel & Dime”, while others will set you back more than you bargained for… What do you do?

Condo owners, like any other owner of electric cars, need a place to charge them. Sometimes it is a matter of cost, and most times buyers of condos need to know their rights before they sign a contract to purchase a condo. Since this is a relatively new topic in condominium law, many condo associations will be confused as to the rights of unit owners, and the obligations of the condo associations. 

For condominiums, Florida Statutes 718.113 (8) provides: 

(a) A declaration of condominium or restrictive covenant may not prohibit or be enforced so as to prohibit any unit owner from installing an electric vehicle charging station or a natural gas fuel
